What it costs to build an apartment block in Chennai in 2026

The honest answer is a range, and anyone who gives you a single number before seeing your site is guessing. But a range is still useful — so here is what apartment construction actually costs in Chennai in 2026, and more importantly, what moves it.
The short answer
For a standard-specification apartment block in Chennai in 2026, construction cost runs roughly ₹1,850 to ₹2,300 per sq ft of built-up area. Premium specification pushes that to ₹2,400–₹3,200. These figures are construction cost only — they exclude land, and they exclude the statutory costs discussed further down.

Where the money actually goes
On a typical residential project, the split looks roughly like this. It surprises most first-time developers that structure is only about half.

The practical implication: if you are trying to reduce cost, you are almost always working on the 30% that is finishes. Cutting structure is where buildings fail, and no reputable builder will let you do it.
The six things that actually move your number
1. Foundation type — decided by soil, not budget
This is the single biggest swing factor and the one owners have least control over. A site with a water table two metres down may need a raft foundation with tanking where a drier site a kilometre away manages with isolated footings. That difference alone can shift total project cost by 4–8%.
It is also why a soil test before design is not optional. A quotation prepared without one is a quotation that will change.
2. Number of floors
Cost per sq ft typically falls slightly as you add floors, because foundation and roof costs spread across more area. The exception is when an additional floor crosses a threshold that triggers lift requirements, fire compliance or a heavier structural frame — at which point cost per sq ft jumps rather than falls.
3. Specification level
A standard and a premium apartment have almost identical structures. The entire difference is finishes and fittings. This is good news: it is the part of the budget you can genuinely control, and you can upgrade selectively — better flooring in living areas, standard elsewhere.
4. Site access
If a transit mixer cannot reach your plot, concrete moves by other means and labour cost rises across the whole structure phase. On tight urban plots this can add 3–6%. It should be identified at quotation stage, not discovered in month three.
5. Approvals and statutory costs
Sanction fees, development charges and infrastructure charges vary by authority and project scale. They are commonly quoted separately from construction cost, which is why two quotations can look different while describing the same building. Always confirm what is included.
6. Material price movement
Steel and cement prices move. On a 22-month apartment programme, that movement is real. Ask whether your quotation is fixed or subject to escalation, and if it is subject to escalation, ask what index governs it.
A worked example
A 12-unit apartment block, 18,600 sq ft built-up, standard specification, normal soil, clear site access:

Add a high water table and that base figure moves to roughly ₹4.12 Cr. Add restricted site access as well and you are near ₹4.32 Cr. Same building, same specification — 13% apart on site conditions alone.
If a builder gives you a per-sq-ft number before seeing the site and the soil report, that number is a marketing figure, not a quotation.
Questions worth asking any builder
- Is this quotation based on a soil test, or an assumption about foundation type?
- What exactly is excluded — approvals, deposits, external development, GST?
- Is the price fixed, or subject to material escalation? Against what index?
- What is the specification schedule — brand and grade, not "standard" and "premium"?
- What happens to cost if I request a change halfway through?
