How we work

Ten steps from first conversation to handover.

Most disputes between owners and builders come from something that was never written down. This is the sequence we follow, and what gets documented at each stage.

First conversation

You tell us the site, the brief and the budget. We tell you immediately if those three things are compatible — that conversation is free and it saves everyone months.

Day 1

Site visit & assessment

We visit the plot, look at access, levels, neighbouring structures and the flood history of that specific road. For renovation, this is where structural assessment happens.

Week 1

Soil test & feasibility

A soil test before design, not after. It determines foundation type, and foundation type is one of the biggest single line items in your budget.

Weeks 2–3

Design & drawings

Architectural and structural drawings developed against your brief and the approval requirements for your plot. You approve before anything is filed.

Weeks 3–8

Written quotation & specification

A quotation against a defined specification — materials named, not described as 'standard' or 'premium'. Payment schedule tied to construction stages.

Week 8

Approvals

CMDA or local body sanction pursued end to end. In Chennai this commonly takes four to seven months, and we will not start structure before it is clear.

Months 3–8

Construction

Work begins against the agreed programme. Stage-wise updates, and a written variation process for any change so cost never moves without your approval.

Programme

Stage inspections & sign-off

You inspect at defined stages — foundation, structure, services roughing, finishes. For overseas owners this runs as photo and video reporting.

Ongoing

Handover & documentation

Completion formalities, warranty documentation, and the drawings and material records you will need years from now.

Final month

Defect liability

A defined period after handover during which we return and fix what needs fixing. Stated in the contract, not offered verbally.

What you receive on paper

If it is not written down before work starts, it is a disagreement waiting to happen.

Specification schedule

Materials named by brand and grade where it matters — not "premium fittings". You should be able to check what arrived against what was promised.

Programme with milestones

Stage dates, and the specific dependencies that could move them, identified at the start rather than explained afterwards.

Payment schedule tied to stages

Payments linked to completed construction stages, so money follows progress rather than the calendar.

Written variation process

Any change priced and approved in writing before it is executed. This is the single biggest protection against cost drift.
