A young couple's first build on an inherited 30×40 plot. Groundwater sat 1.8m below surface in the pre-monsoon survey — shallow footings would have been sitting in water for four months of the year. We moved to a raft foundation with a tanked basement slab and raised the plinth 600mm above road level after checking the 2015 flood line for that street.

The plot's width also meant no room for a conventional site office or material stacking, so the programme was sequenced for just-in-time delivery with a neighbouring vacant plot rented for six weeks during the structure phase.

12-unit apartment block on inherited family land

Anna Nagar West, Chennai

Three siblings inherited a 4,800 sq ft plot and disagreed about selling. A joint venture let them keep the asset: the family retained four units plus a share of the sale proceeds, Arun Builders funded and delivered construction. The sharing ratio and unit allocation were fixed in writing — including which specific units each sibling received — before a single approval was filed.

The complication was a partition deed that had never been formally registered. We paused the project for eleven weeks while the family completed registration rather than proceeding on an unclear title, which protected everyone at handover.

Oragadam industrial belt

An auto-components manufacturer moving from a leased unit needed 12m clear internal height and a 10-tonne overhead crane — which meant the portal frame and foundations were driven by crane loads, not roof loads. Column bases were designed for the dynamic surge of a moving gantry rather than static dead load.

Because production could not stop, the programme was built backwards from their machine shifting window. The shed was handed over in two phases so the first production line could be commissioned while the second bay was still being clad.

Diagnostic centre with radiation shielding and clinical compliance

Ambattur, Chennai

A radiologist converting a ground-floor commercial shell into a diagnostic centre. The CT room required lead shielding to AERB specification, a separate technician corridor, and a slab capable of taking the scanner's point load — which the existing shell was not designed for and needed local strengthening.

Compliance drove the programme more than construction did. Layout was frozen only after the equipment vendor confirmed final machine footprint, so we ran services roughing in a deliberately reversible way until that sign-off arrived.

Three-floor retail and showroom building on an arterial road

Padi, Chennai

A textile retailer replacing a single-storey shop with a three-floor showroom while continuing to trade. The build was staged so the ground floor reopened at month eight, eight months before final handover, which mattered more to the client than finishing quickly.

Frontage on a busy arterial road meant no daytime material movement was permitted. All heavy deliveries ran between 11pm and 5am for the full structure phase, coordinated with local traffic police.

Premium villa managed remotely for an overseas owner

Thiruvanmiyur, Chennai

The owner was in Singapore for the entire build and visited twice. That changed the job from construction to construction plus verification: weekly photo sets against a numbered checklist, material delivery notes shared before use, and video walkthroughs at each stage sign-off.

Specification was locked early because remote change requests are where overseas builds go wrong. A written variation process meant the final cost landed within 4% of the original contract value.
