Pre-monsoon as the fixed point
The Chennai maintenance year should revolve around being ready in September. Everything else can be scheduled around that.
Terrace and drainage first
Water is what destroys buildings here. Terrace membrane, rainwater outlets and drainage take priority over cosmetic work.
Written condition reporting
Committees change every year or two. A written record means the new committee inherits knowledge rather than starting over.
Planned versus reactive budgeting
Knowing that the terrace needs recoating in two years lets an association collect for it. Discovering it during a leak does not.
