Raw land into approved, serviced plots.
Land without approval and infrastructure is worth a fraction of the same land as sanctioned, serviced plots. Layout development closes that gap.
Layout development is a different discipline from building. The work is approvals, levels, drainage and roads — and the value created comes almost entirely from getting the sanction right.
Arun Builders has handled layout development alongside construction for years, which means the infrastructure gets built to a standard that supports what will actually be constructed on those plots later.
Scope of work
Layout planning
Plot sizing and road layout planned for what the market wants and what the approving authority will sanction.
DTCP / CMDA approvals
Layout sanction pursued end to end, including the revisions authorities typically ask for.
Roads, drains & utilities
Internal roads, stormwater drainage, water and electrical distribution built to approval standard.
Plot demarcation
Physical marking and documentation so individual plots can be sold or built on cleanly.
What determines whether a layout works
Drainage and levels first
In Chennai, a layout that does not drain is a layout that floods. Levels and stormwater design come before road alignment, not after.
Approval-led plot sizing
Plot dimensions and road widths set by what the authority will sanction, checked before the layout is drawn.
Infrastructure sized for future build
Water and power distribution sized for the houses that will eventually be built, not just for empty plots.
Title and land-use verification
Land use classification and title verified before any development spend.
Frequently asked
How long do layout approvals take?
DTCP or CMDA layout approval commonly takes 6–12 months in and around Chennai depending on the authority, land classification and how complete the initial submission is. Incomplete first submissions are the usual cause of delay.
Can you develop a layout on a joint venture basis?
Yes — the same JV logic applies. You contribute land, we fund development and approvals, and developed plots are shared in an agreed ratio. See joint ventures.
What's the minimum viable extent?
It depends on land use and location, but small layouts often struggle to justify the fixed cost of approvals and infrastructure. We will tell you honestly if the numbers do not work.
